Haha -- I've gone down just above every one of those roads you mentioned... sanded, painted, repaired... all over 10 years Then... termite damage got the best of us and forced our hand. So, a couple of months ago we were forced to do the BIG job -- rip out ALL flooring and replace with a new subfloor and then new wood over that. In the process we took out a wall (figured while we're kicking up that much dust anyway, why not?). ;)
We had no choice but to rent a POD -- there would have been no way to do the job otherwise. Absolutely EVERYTHING had to go --- from the smallest piece of furniture to every picture on the walls and every window treatment... And I'm GLAD we did take everything out... I was amazed at how much construction dust/debris was generated during the renovation!
Anyway... it can be an exciting project and it's a great time to make any other changes to the space that you've been wanting to do, as well... I mean, while you've got the guys there anyway... :)
Good luck!! It'll be like getting a new house without having to buy a new one! :)

Strip and bleach. I have done all of it. I am a painter by trade. While I have painted many floors for clients and for myself, I think strip and bleach is the way to go.

Listen to your extremely talented and proficiently gifted gut, because I know it's probably leaning to a certain thing...even if just the teeniest-tiniest bit. I went through the same with our cabinetry...natural, painted??? If painted, which color??? but my gut always leaned towards painted and white...even though I know the others would have looked great too, I just had to go with the lean. I know you'll pick the right thing...you have an amazing eye and amazing taste!!!
and you can 'camp' here if you like...we have a purple futon that has your name written all over it! ;)
Big hugs...and hang in there, it's always tougher when it's for your own home!
